builders that specialize in the new home construction category that you are interested in.

Ask for a list of homes that have been
built by the builder you are considering. Previous customers will be quite open with
you. If they are unhappy with their home, they will let you know. If they are
happy, they will want to let you know what a happy experience they had with their builder.

Drive through the neighborhood on a
Saturday morning when many neighbors are out doing yard work and stop and visit as many as
you can. The home builder you are considering may not have built the home of the
person you picked at random to visit, but it is a good possibility they know about the
reputation of the home builders in the community.

Ask the builders what type services
they provide before and after the sale. Ask around to see if the builder honors
these commitments.

After you have visited the builders
model show homes, look at some of the homes they have under construction in the community
you are considering. As you walk through the homes as they are being constructed,
especially if it is after construction hours, you may get an opportunity to visit with the
person that is having the home built. This is an excellent time to visit with the
current owner and determine if the builder is doing what he has promised and in a timely
manner.

Try not to rush the process of
selecting your home builder. Do not make your decision until you feel comfortable
about what you are doing.

Ask how long the builder has been in
business. This will not assure you of making the correct selection but it can be of
great assistance.

Ask the builder which communities they
have built in over the past several years. Visit those communities and determine how
successful they have been. Developers of quality communities attempt to attract the
best builders to their communities. Consequently, the most successful communities,
past and present, usually have the most successful home builders.
